We are searching for a Finance Manager Real Estate ( Only Arab National ) for our office located in Dammam ( AL Jalawiyah Dist. ) with a minimum experience of ( 08-10 years ) in the above stated industry.
JOBS DESCRIPTION
ESSENTIAL RESPONSIBILITIES
• Supervise administration and preparation of financial transactions and statistics reflecting earnings, profits, cash balances and other financial results to ensure compliance with approved accounting standards and maintenance of general ledger integrity and accuracy.
• Provide timely and accurate analysis and forecasting through both business case scenario analysis, in conjunction with the provision of management reports in accordance with reporting timetable.
• Prepare and submit monthly management reports, cost reports, contract reports and other project level reports to facilitate prudent financial control of projects in delivery, pursuit budgets and overheads.
• Ensure consistency, accuracy, and timeliness of financial and management reporting to achieve regulatory and business outcomes.
• Work closely with the development management team to ensure commercial assessment pro-forma models are updated for actuals and forecast as required.
• Maintain a strong understanding of the status of the project and consider the reasonableness of assumptions in the context of prevailing market conditions with a view to assisting the development team to identify risks and opportunities as early as practicable.
• Build, maintain, update and develop financial models for existing projects. May potentially support the new project pursuits (acquisitions) as well, working with the acquisitions team to ensure a prudent and supportable underwriting approach for new projects.
• Assist the Finance Director with project/asset valuation and analysis, simple and complex capital structure modeling and scenario/sensitivity analysis across the multi-family, residential condominium, office and retail sectors.

• Mentoring and support the Project Accountant through training and feedback to encourage and develop internal capabilities and ensure that staff are adequately resourced to perform.

Contribute to the preparation of the operational plan for financial management and the implementation of approved work programs to ensure their implementation and achievement of objectives
– Providing accounting advice to senior management.
– Managing the accounts team and directing accountants in what is required of them in the work and division of work and follow-up of individuals in the achievement.
– Preparing the monthly settlement notes for the banks and following up and reviewing what the accountants accomplish.
– Reviewing the monthly calculation tables for depreciation, allowances and commissions, and ensure their accuracy.
Reviewing the company’s daily sales reports and sending them to the regions and branches.
– Preparing the periodic reports required from the financial manager and reviewing the reports prepared by accountants and ensuring their validity before sending.
Participation in the periodic and annual inventory process.
Supervising the preparation of payroll and wages schedules for the company’s employees.
Reviewing and approving the disbursement of covenants and payments to suppliers, employees and all departments.
Follow up on documentary credit clients and instruct in preparing the credits for the responsible accountant.
Receiving inquiries from department managers and employees, following up and responding to them.
– Follow up on the monthly posting, reviewing the data after posting, and preparing the monthly trial balances.
Preparing monthly performance reports compared to the budget for all departments.
Providing advice and opinion to all administrative units of the company in matters related to accounts and addressing problems, if any.
– Holding periodic meetings with the department’s employees to discuss the progress of work, solve any obstacles they face, develop work and raise efficiency.
Coordinate with internal and external auditors to submit audit requirements in a timely manner.
– Carrying out studies that would create a motivational environment within his administration and work on applying them to instil the spirit of loyalty and love for the company.
Ensure that appropriate training is provided to the department’s staff and approve training programs in coordination with the Human Resources Department.
– Preparing his department’s budget for annual needs and preparing periodic reports on activities and achievements.
Perform any other tasks or responsibilities as assigned by the Finance Manager.
MINIMUM REQUIREMENTS
• Knowledgeable of standard accounting practices, equivalent to what would be obtained in at least 8-10 years of professional accounting experience.
• Should be familiar with commercial real estate accounting functions and reporting.
• Experience with Oracle or similar financial accounting systems.
• Advanced proficiency in Microsoft Excel. Experience creating financial models is a plus.
• Active partner to the business, interested in finding solutions and helping drive results, rather than only reporting the numbers.
• Bachelor’s degree, preferably in Finance, Accounting, or related major.
